Owner's Title Insurance Custom

Unlike some states where the buyer pays for all title insurance, in Arizona standard purchase contracts assign the cost of the Owner's Title Insurance Policy to the seller. This protects the buyer against unknown title defects and liens.

Property Taxes Paid in Arrears

Arizona real property taxes are billed twice a year in arrears (October and March). If you close on August 15th, you will credit the buyer for taxes accrued from January 1 through August 15th on the final settlement statement.
